Shared equipment and association-controlled areas require separate access and scope decisions.
A clean interior does not establish the condition of concealed pipes, equipment outside the unit, or the building’s structure. The report explains accessible observations and the limits of the visit so you know which questions remain open.

Coordinate with building management first

If cooling equipment, shutoffs, or other components cannot be accessed, the inspection may be limited. Discuss those constraints in advance rather than discovering them after the inspector arrives. Utilities and accessible work areas should be available for safe operation of the agreed systems.

Know who maintains what
A component located near or inside a unit is not automatically the owner’s responsibility. Governing documents may allocate responsibility for windows, drainage lines, balconies, air-conditioning components, and shared systems in ways that are not obvious during a walkthrough.
Request the relevant declaration provisions and ask your attorney or association representative to explain them. The physical inspection does not determine legal responsibility or allocate repair costs between an owner and the association.
Where accessible conditions raise moisture, corrosion, or structural questions, consider the appropriate specialist. A unit inspection does not certify the building’s safety or replace a milestone inspection.
Pair the report with building information
Ask for applicable engineering or milestone inspection reports, relevant reserve-study information, assessment notices, association insurance details, and the documents needed for your transaction. Have the appropriate professional review their financial or legal meaning.
For a renovated unit, gather available permits and invoices. The condition of finishes alone does not establish what work occurred behind them. Use the City of Aventura website to locate official services and department contacts for permit and building questions.
Your insurer may require unit-specific or building-level information. Clarify which party supplies each item before ordering a four-point or wind mitigation report.
